Why Chimney Flashing Repair Matters
Flashing is the layered metal that waterproofs the joint between chimney and roof. It comes in two parts: step flashing woven into the shingle courses, and counter flashing cut into the mortar joints and folded over the top. When both are installed correctly, the joint sheds water for decades without any sealant doing the real work.
What we usually find instead is roofing tar smeared over an old failure. Tar dries, shrinks and cracks within a couple of years, and the leak comes back worse. We remove the patchwork and install proper step and counter flashing, reglet-cut into the masonry and sealed.

Ceiling Stains Near the Chimney
Brown rings or damp drywall on the ceiling around the chimney chase is the classic flashing signature.
Tar Patches on the Roof
Black roofing cement around the chimney base means someone patched a leak instead of repairing it. It will fail again.
Rusted or Lifting Metal
Rusted, curled or lifted flashing no longer seals, and wind drives rain straight underneath it.
Gaps at the Mortar Line
Counter flashing that has pulled out of the mortar joint leaves an open channel directly into the roof deck.
Damp Attic Sheathing
Wet or stained wood in the attic around the chimney means water has been getting in for a while.
Missing Cricket
Wide chimneys on sloped roofs need a cricket to divert water around them. Without one, water and debris pile up on the uphill side.

How much does chimney flashing repair cost?
It varies with chimney size, roof pitch, material and whether a cricket is required. We inspect, confirm the flashing is actually the leak source, then provide a written estimate.
Can flashing just be sealed instead of replaced?
Sealant is a legitimate touch-up on sound flashing and a temporary measure at best on failed flashing. If the metal is rusted, lifted or pulled out of the mortar, it needs replacing.
How long does chimney flashing last?
Properly installed aluminum or galvanized flashing typically lasts 20 to 30 years. Copper lasts considerably longer. Tar patches last two to three years.
Do I need a roofer or a chimney company?
Either can do the metal work, but the leak often is not the flashing at all — it is the crown, cap or masonry. A chimney company checks all of it in one visit.
What is a chimney cricket?
A small peaked structure built on the uphill side of a chimney to divert water and debris around it. Codes generally require one on chimneys wider than 30 inches.
