Why Chimney Leak Repair Matters
A leaking chimney is almost always misdiagnosed. Homeowners reseal the flashing, the stain comes back, and the real source — a hairline crack in the crown or brick that has lost its ability to shed water — keeps letting water in. Meanwhile the leak is rotting framing, staining drywall and rusting the damper.
We work through the whole water path in order: cap, crown, masonry, flashing, chase cover and the flue itself. Where the source is not obvious, we water-test the chimney section by section until it shows itself.
Where Chimney Leaks Come From
Failed Chimney Crown
The concrete cap on top of the stack cracks with age. Every crack funnels rain straight down into the masonry core.
Missing or Damaged Cap
An open flue is a drain. Rain goes directly down the chimney into the smoke shelf, damper and firebox.
Bad Roof Flashing
The metal seal between chimney and roof is the most common leak point — especially where old tar patches have dried and cracked.
Porous or Spalled Brick
Old brick and open mortar joints absorb water like a sponge and carry it inside. This calls for repointing plus a breathable waterproofing sealer.
Rusted Chase Cover
On prefab chimneys, a rusted steel chase cover pools water and eventually drips it straight down the chase.
Condensation Inside the Flue
An oversized or unlined flue lets flue gases condense, which looks and behaves exactly like a leak.
How We Track a Leak Down
1. Inspect From the Roof
Crown, cap, flashing, chase cover and masonry are examined and photographed up close, not from the ground.
2. Water Test
When the source is unclear, we hose the chimney in sections and watch inside until the entry point reveals itself.
3. Fix the Source
Crown rebuild, flashing replacement, cap or chase cover, repointing — whichever is actually letting the water through.
4. Seal & Protect
Breathable masonry waterproofing where appropriate, so the brick sheds water without trapping moisture inside.

Why is water coming down my chimney?
The five usual sources are a cracked crown, a missing cap, failed roof flashing, porous brick and mortar, or a rusted chase cover. Only an up-close inspection tells you which — and it is sometimes more than one.
Can you fix a chimney leak without replacing the flashing?
Often, yes. If the flashing is intact and the water is coming from the crown or the brick, replacing flashing would not have solved anything. That is exactly why we diagnose before quoting.
Does waterproofing a chimney work?
A breathable masonry sealer works well on sound brick, and typically lasts years. It is not a fix for cracked mortar or a broken crown — those must be repaired first, or the sealer traps moisture inside.
How fast should I fix a chimney leak?
Quickly. Water reaches framing, insulation and drywall, and in freezing climates it accelerates masonry damage every single winter it continues.
