How much does chimney repair cost?
It depends entirely on what failed. Small jobs like sealing a crown or replacing a cap are a few hundred dollars; tuckpointing and flashing work sit in the middle; a full rebuild is a larger project. We give you a written price before any work starts, and the inspection that produces it starts at $59.
How long does the repair take?
Most caps, covers, crown seals and flashing repairs are completed in a single visit. Tuckpointing usually takes one to two days, and rebuilds run longer depending on size and weather. We tell you the timeline in the estimate.
Can you repair my chimney in winter?
Yes for caps, covers, flashing and interior work. Fresh mortar needs above-freezing temperatures to cure properly, so we schedule masonry work for suitable weather and can weatherproof the chimney in the meantime.
Do I really need a repair, or can it wait?
We separate the estimate into safety-critical items and work that can reasonably be scheduled later. If your chimney is safe to use, we will tell you — and if it isn't, we will show you the photo that proves why.
