Why Chimney Crown Repair Matters
A chimney crown is the sloped concrete slab that covers the top of the masonry, with an overhang designed to throw water clear of the brick. Done properly it lasts decades. Done as a thin mortar wash — which is how a huge number of crowns were built — it cracks within a few years.
Once the crown cracks, water runs into the chimney core, freezes, and starts pushing the structure apart from inside. Crown repair is one of the highest-value repairs on a house: comparatively inexpensive, and it prevents the rebuild that follows if you ignore it.
Signs the Crown Has Failed
Visible Cracks on Top
Hairline cracks are repairable with a crown sealer. Wide or spidered cracks mean the slab needs resurfacing or rebuilding.
Chunks or Crumbling Concrete
Pieces breaking off the top edge, or debris found in the firebox, means the crown is actively disintegrating.
No Overhang
A crown flush with the brick dumps water straight down the face. A proper crown overhangs the masonry with a drip edge.
Spalling Brick Below
Damaged brick directly under the crown is the classic signature of crown water running down the stack.
Water in the Firebox
A leak that shows up after rain but with flashing intact usually traces back to the crown.
A Thin Mortar Wash
If the top looks like smeared mortar rather than a formed concrete slab, it was never built to last and should be replaced.

What is a chimney crown?
It is the sloped concrete slab covering the top of the chimney masonry, with a small overhang that throws rain clear of the brick. It is not the same thing as the chimney cap, which covers the flue opening.
Can a cracked chimney crown be sealed instead of replaced?
If the slab is structurally sound with hairline cracks, a flexible crown coat is a solid, long-lasting fix. Once the concrete is crumbling or missing chunks, sealing only hides the problem.
How long does a chimney crown last?
A properly built reinforced concrete crown can last 25 years or more. A thin mortar wash crown often cracks within five.
How long does crown repair take?
Sealing is a same-day job. A full rebuild is usually one day of work plus cure time, weather permitting.
Do I need a chimney cap too?
Almost always worth doing at the same time. The crown protects the masonry; the cap keeps rain, animals and debris out of the flue itself.
