Austin chimneys crack at the crown for two local reasons: intense sun followed by hard spring storms, and the Blackland Prairie clay that swells and shrinks under half the city. In older central-Austin homes we usually find thin mortar washes from the original build; in 1990s and 2000s suburban houses we find undersized crowns with no overhang at all.
Either way, the fix is the same standard: a reinforced crown, sloped away from the flue, extending past the brick with a drip edge, and expansion joint material where the crown meets the flue tile so the two can move independently without cracking.

Sealing vs. Rebuilding — The Honest Version
Not every cracked crown needs to be torn off. A structurally sound crown with hairline cracks can be coated with a flexible waterproof membrane that bridges the cracks and lasts years. That is a real repair, not a shortcut — and it costs a fraction of a rebuild.
